The student section

Your first shared home, better prepared.

Renting around university comes with its own questions. Start with the contract, the housemates and the responsibilities you’re taking on.

Before your group signs

Compare homes as a group, confirm the rent basis and list all bills. Ask your university or students’ union housing adviser to review unfamiliar contract and guarantor wording.

Joint tenancies & guarantors

Joint liability can extend beyond one person’s share. Understand what happens if a housemate leaves or does not pay. A guarantor should read the guarantee itself and ask for written clarification of any limit.

Council Tax & household changes

Qualifying full-time student households may be exempt from Council Tax in Great Britain. A non-student housemate can change the position; confirm it with the council. Northern Ireland has domestic rates rather than Council Tax.

Halls are not always the same as a shared house

University-managed halls, purpose-built accommodation and private houses may use different contracts and legal arrangements. Check the guidance that actually applies to your accommodation.

Move-in day

Photograph each room, note damage on the inventory and record meter readings before unpacking. Keep correspondence about defects and request repairs in writing.

When you need advice

Your students’ union, university accommodation team, local authority or a qualified housing adviser can help with your individual situation. Do not delay seeking advice about an eviction notice or dispute deadline.
